Local guide: Solar Panels and Batteries for Edinburgh & Lothians Homes
Housing across the Lothians
Outside the city, much of the Lothians has grown through new-build estates around Dalkeith, Bonnyrigg, Haddington, Dunbar, Livingston and Musselburgh. These homes usually have concrete or clay-effect tiles on simple pitched roofs, ideal for neat rows of panels. Older stock remains in market towns and former mining villages, where stone cottages and terraces with slate roofs need a more careful approach around fixings.
Planning in Lothian towns
Edinburgh, Midlothian, East Lothian and West Lothian councils each manage conservation areas, often around historic centres such as Haddington and North Berwick. New-build estates are rarely in conservation areas, so roof panels generally fall within permitted development. Some developments carry title conditions or factor rules, so it is worth checking your deeds. Listed buildings always need consent, and we flag any concerns early.
East coast conditions
The Lothians lie in the rain shadow of the west, so they are often drier than much of Scotland, with the coastal strip from Musselburgh to Dunbar catching plenty of sunshine. Sea haar from the Forth can linger on spring and early summer mornings near the coast. Inland, open farmland means wind exposure, which we account for when choosing mounting systems.
